The sale price is determined by a professional evaluation of the current real estate market, taking into account the improvements made and the added value to the property. We work with an appraisal expert to ensure that the price set is competitive and adequately reflects the improvements made.

In the unlikely event that the property does not sell quickly, we continue with marketing strategies and adjust our sales approach to attract more potential buyers. We undertake to assume all costs of the renovations, so the owner does not incur any additional expenses.

If you decide not to sell the property after the renovations, you can do so without any problem. However, please note that in such a case we may agree to a refund of the renovation costs, as these were initially covered by us for the purpose of selling the property.

We take care of coordinating all viewings for potential buyers. We organize open houses and private viewings as needed, always keeping you informed about schedules and feedback received.

Furniture used to temporarily furnish the open house property will be removed once the sale is finalized. We ensure that the process is handled efficiently and smoothly for the new owner.

No, in principle you can come and see if there is someone from the JaniyuHome team on the property. We are not referring to the workers, but rather a member of our team, as there is always someone present. However, if you prefer more personalized attention or want to make sure that an advisor is available to answer all your questions, we recommend arranging a visit in advance.

The list of available properties is constantly updated. Whenever a new property comes on the market or a property changes status (for example, from being renovated to ready to move in), we immediately update it on our website. We recommend that you check it frequently or subscribe to our alerts to stay up to date with the latest developments.

No, you do not need to register in advance. You just need to fill out the form on the property page. There you will be able to see the available dates on which we will be organizing open houses for that property.

Yes, during our open houses we offer a detailed property tour, including all relevant information about the house and the buying process. In addition, we create a welcoming atmosphere with coffee, pastries and some snacks, so you can enjoy a pleasant experience while exploring every corner of the house. We want you to feel comfortable and well informed while discovering your future home.

Once the offer is accepted, we will provide you with a detailed list of the documents required for signing the contract, ensuring that everything is in order for a smooth transaction.

The estimated time to complete the signing and legalization process is usually approximately 4 to 6 weeks, depending on the complexity of the transaction and the speed of document management. During this period, all legal details are reviewed, coordination with the notary and it is ensured that all paperwork is in order for a safe and smooth purchase.

No problem. Open days are for you to get to know the property without pressure. You can make your offer at any time after the visit, as long as the property is still available.

No, the property is delivered as shown, with the finishes and furniture pre-selected during the renovation. Our approach is to offer homes that are fully ready to move in, so we do not make additional customizations at this stage. However, owners are always free to adjust or change the furniture and decorations once they have acquired the property.

 

Yes, all our properties have basic services active, including water, electricity and gas, so you can move in and enjoy your new home immediately. Once the sales contract is signed, all these services will be transferred to the name of the new owner, facilitating a smooth transition.

Rent a house

    Rent to Own: Offer the property for rent with the option to buy. This can attract tenants interested in buying for the long term.

3. Explore Alternative Financing for Buyers:

  • Facilitate Financing Options: Consider offering incentives such as covering closing costs, offering additional warranties or including extra improvements that can make the offer more attractive without necessarily reducing the price.
 

The estimated time to recover the invested capital and obtain profits, from the purchase of the property to its sale, ranges between 6 and 12 months, depending on each case.

For individual investors
