What No One Tells You When You Start in the World of House Flipping

Since we started JaniyuHome in 2024, we’ve learned an incredible amount.


We’ve only been active in this world for a short time, but when you dive in fully, you learn fast: concepts, skills, how deals work…
But more than anything, you discover how people in this industry truly behave.

And that might just be the biggest lesson of all.

Not everyone supports you at the beginning

One of the biggest myths is that if you have a good idea, you’ll easily find investors, agents willing to help, or financial institutions ready to support you.

🔹 Spoiler: that’s not true.

When you’re just starting out, you mostly face closed doors.
Agents only take you seriously if you show up with cash.
Lenders who could give you 100% financing won’t take the risk unless you bring your own capital.
And yes — even friends, family, and acquaintances — instead of supporting you, they’re often the first to walk away.

People love to say, “Start with your network, ask for support from those around you.”
But many won’t believe in your plans, will avoid you, or offer unsolicited advice as if they know better — even though they’ve never done anything like it themselves.

No track record? Then you don’t exist

Another harsh truth:
Investors only show up once you’ve already built experience.
Once they see you’ve successfully completed one or more projects.
Until then, it doesn’t matter how strong your strategy is or how passionate you are — without proven results, no one pays attention.

And so, a vicious cycle begins:
You need support to get started, but you only receive it once you’ve already built everything on your own.

What happened to believing in vision?

Doors open for money.
Rarely for vision, dedication, or hard work.
And that’s disappointing — to realize that talent and determination aren’t enough unless you come with a bag of cash.

In our case, we experienced it often: we had the idea, the plan, the approach…
but because we weren’t bringing 100% of our own funds, we weren’t even allowed to finish the conversation.

And that’s why I remember who was there — and who wasn’t

We’re learning a lot along the way.
And honestly?
I keep a list for myself — call it a “blacklist” if you want — of those who were there,
and more importantly, those who weren’t.

Not out of resentment, but for clarity.
Because when this does work — and it will —
those same people don’t need to come knocking with promises or opportunities
after they left me behind just because I “hadn’t proven anything yet.”
